Private safari villas in the Greater Kruger: 6 exclusive-use houses for groups of 8 to 12

Six private safari houses in the Greater Kruger that sleep 8 to 12, with what exclusive use includes, how pricing works and tips on malaria and flights.

If you want a Big Five safari where the whole family or your entire friends’ group has a house, a guide and a game vehicle to itself, these are the six we’d shortlist in the Greater Kruger: Singita Castleton in the Sabi Sand (up to 12), plus Fish Eagle Villa, Cheetah Plains, Waterbuck Private Camp, Simbavati Amani and Waterside House, which each sleep eight.

All six are fully catered, and in every one your group sets the pace of the day.

Below we explain what “exclusive use” actually gets you, what each house is like and who it suits, and how to plan around malaria, flights and pricing. If you’d rather cook for yourselves, we’ve added a self-catering option near the end. Rates change by season and are set in different ways, so always check the live price on the stay page.

What exclusive use gets you in the Greater Kruger

The Greater Kruger is the group of private reserves along the western side of the Kruger National Park, including the Sabi Sand, Timbavati and Klaserie.

There are no fences between them and the park, so the animals move freely across the whole area. What changes is how you see them. In the national park you stay on the public roads and must be back in camp by gate closing time.

The private reserves run guided drives that can go off-road to follow a sighting, as well as drives after dark and guided bush walks.

Book a private house for exclusive use and the guide, tracker and vehicle are yours alone. Nobody has to compromise with strangers on when to leave or how long to stay with the leopard. Meals are cooked for you, so the only planning is deciding who sits where at dinner.

One thing to watch is how each house is priced. Some quote per person sharing, some quote per house or per villa, and some only give a rate on enquiry.

When you compare, work everything out for your whole group for the same nights, and check what’s included, such as drinks, transfers and conservation levies.

Singita Castleton, Sabi Sand: room for twelve

Singita Castleton is a farmhouse-style safari home in the Sabi Sand, booked by one group of up to twelve. A stone homestead sits at the centre with six separate cottages around it, so each household gets its own front door and everyone still eats together.

A team of five looks after you, including a chef, a guide and a tracker, with your own vehicle for drives. Between drives there’s a pool, a tennis court, a gym, archery, a boma, a wine cellar and a spa room. Children of any age are welcome, and babysitting, a play area and children’s menus can be arranged. Kosher and halaal menus can be arranged in advance.

Who it suits: three-generation families and reunions that need space for several households.

  • Sleeps: up to 12 in 6 cottages
  • Catering: fully inclusive, including meals, selected drinks and private activities
  • Price: from US$3,355 per person per night, sharing, as last recorded

Fish Eagle Villa, Sabi Sand: on the Sabie River

Fish Eagle Villa is a private three-bedroom home beside the Sabie River at Ivory Lodge, in the Lion Sands reserve in the Sabi Sand. It’s booked for exclusive use only. All three en-suite bedrooms look over the river, and there’s a full kitchen, a lounge, a study, a dining room, a 10-metre lap pool, a wine room and a fire deck.

A concierge, chef, butler, housekeeper, field guide, tracker and private vehicle come with the villa. Meals, house drinks, game drives, bush walks, spa treatments, laundry and transfers from Skukuza airport are included. All ages are welcome, and there’s a kids’ activity programme and childminding.

Who it suits: two or three couples, or a family with younger children who want everything taken care of.

  • Sleeps: 8 (six adults and two children) in 3 en-suite bedrooms
  • Minimum stay: 2 nights
  • Price: on enquiry, for the whole villa, fully inclusive

Cheetah Plains, Sabi Sand: modern villas and silent drives

Cheetah Plains is three private villas in the north-east of the Sabi Sand, and each villa is booked by a single group. Each one has four en-suite suites for eight, its own heated pool, indoor and outdoor lounges, a dining room, a wine cellar and a boma. The architecture is glass, stone and concrete rather than thatch, and the property runs on solar power.

A chef, host, field guide and tracker come with each villa, along with a quiet electric game vehicle. That quiet makes a real difference at a sighting. The villas are unfenced, so wildlife wanders through, and there’s a two-night minimum. If you’re more than eight, ask about booking two villas.

Who it suits: friends’ groups who love design and photography. Ask about the children’s policy before you book.

  • Sleeps: 8 per villa in 4 en-suite suites
  • Price: quoted per villa, fully inclusive. See the stay page for current rates.

Waterbuck Private Camp, Timbavati: a suite for the grandparents

Waterbuck Private Camp is a four-bedroom villa in the heart of the Timbavati, on a large private concession with an open border to the Kruger. It sleeps eight across a main bedroom, two suites downstairs and one suite set apart from the house. That separate suite is perfect for grandparents, or for a couple who’d like a little quiet.

A host, a chef and your own game vehicle come with the camp. There’s a pool and a photographic hide to fill the hours between drives, and Wi-Fi is available.

  • Sleeps: 8 in 4 bedrooms
  • Price: from US$1,290 per person per night, sharing, fully inclusive, as last recorded (rates change by season)
  • Children: ask about the policy before you book

Simbavati Amani, Klaserie: private entrances for every suite

Simbavati Amani is a modern thatched villa deep in the Klaserie, one of the biggest private reserves in the Greater Kruger. Its four air-conditioned suites each have their own entrance, a small lounge corner and a view of the garden or the bush. Four couples or families can share the villa and still feel they have their own place.

The double-volume villa opens onto a big deck with an infinity pool, and there’s a gym, a library and spa treatments. Dinners are around the fire in the boma. Children under 12 are welcome, and it’s easy to reach by plane.

  • Sleeps: 8 in 4 suites
  • Price: from US$740 per person per night, sharing, fully inclusive, as last recorded

Waterside House, Royal Malewane: made for families

Waterside House is a private villa at Royal Malewane’s Waterside Lodge in the Greater Kruger. It sleeps eight across four bedrooms in about 300 square metres, and children of all ages are welcome. The house is bright and colourful, and your game drives are on a private vehicle.

You also get the run of the lodge next door, with a family games room, a pool and a spa, so the kids have plenty to do between drives. The rate covers the whole house and is fully inclusive, and a conservation levy is charged per person per night on top.

  • Sleeps: 8 in 4 bedrooms
  • Price: quoted for the whole house, plus a per-person conservation levy. See the stay page for this season’s rate.

Prefer to self-cater?

A fully hosted villa isn’t the only way to do the Kruger as a group. Ngalas Rest is a self-catering bush lodge in the Mjejane Game Reserve, part of the Greater Kruger. Five en-suite bedrooms sleep ten, each with an indoor and an outdoor shower. There’s a pool, a built-in braai on the patio and a boma for long evenings around the fire. As last recorded, it’s from R7 000 per night for the whole lodge with a two-night minimum. That’s about R700 per person when ten share, before groceries and any drives you book.

Malaria, kids and when to go

All of the stays above are in a malaria area. The highest risk is in the wet summer months, from September to May, although there’s some risk all year. Mosquito-bite prevention matters most between dusk and dawn. Speak to a travel clinic well before you go, especially if you’re travelling with little ones, and read the NICD’s malaria advice for Kruger visitors.

If malaria is a deal-breaker for your group, look at our malaria-free safari stays in the Eastern Cape, the Waterberg and Madikwe instead. If a bush holiday isn’t essential, our guide to Drakensberg houses for big groups covers four mountain houses in a malaria-free area.

Planning tips for a group safari

  • Book early. Each of these houses takes only one group at a time, so school holidays and long weekends go first.
  • Fly in if you can. Skukuza Airport, inside the Kruger, is handy for the Sabi Sand. Hoedspruit’s Eastgate Airport is closer to the Timbavati and Klaserie. Ask your house about transfers, as some include them.
  • Check the minimum stay. Fish Eagle Villa, Cheetah Plains and Ngalas Rest all ask for at least two nights.
  • Compare like with like. Convert per-person and per-villa rates into one total for your group and dates, then check what’s included, such as drinks, transfers, spa treatments and levies.
  • Agree on the money up front. Our stay cards show a rough per-person figure wherever we have a whole-house rate, which makes the first conversation about splitting the bill easier.
